Stewart Drawbaugh PROPOSAL; To convert an existing 588 square foot rent house to a workshop and to place a 1,680 square foot 1989 model doublewide manufactured home on 1.23 acres of land that is zoned "R-2." ORDINANCE DESIGN STANDARDS: �. Site Location Adjacent to a minor arterial street (West 36th Street). 2. Compatibility with Neighborhood The site is abutted by vacant land to the north and south and by single family located to the east and west (all the single family structures face West 36th Street). Due to the existing large lots and irregular siting of the single family in this area, the staff feels that the use wili be compatible with the surrounding area. 3. On -Site Drives and Parking The site contains a gravel drive on West 36th Street. 4. Screening and Buffers The applicant is proposing to use existing trees and shrubbery as landscaping. August 8, 1989 SUBDIVISIONS Item No. 15 (Continued} 5. Analysis The staff has no reservations about the proposed use of the property. The applicant needs to be advised that the conversion of the existing small rent house to a workshop should precede the placement of the manufactured home on the site and that the unit should be placed on a permanent foundation (concrete block is proposed). 6. City Engineer Comments Dedicate one-half of the right-of-way on West 36th Street for the length of the frontage of the property to meet minor arterial street standards. 7. Staff Recommendation Approval, subject to the comments made in the Analysis section and the applicant agreeing to dedicate the right-of-way as per the City Engineer's comments. SUBDIVISION COMMITTEE REVIEW: The applicant was present and submitted a letter of withdrawal. The item was not discussed. PLANNING COMMISSION ACTION: The applicant was not present. There were no objectors. The Commission voted 8 ayes, 0 noes and 3 absent to withdraw the application.
