STAFF ANALYSIS:
The property at 8023 1-30 is occupied by a nonconforming
industrial use and the request is to rezone the site from
"R-2" to "1-2." The plans are to make an addition to the
existing building but since the zoning ordinance prohibits
expansion of nonconforming uses, a rezoning to the
appropriate district must first be granted prior to a
building permit being issued. "1-2" is needed in this
situation because the existing use is a wholesale and
warehousing operation. There is only one structure on the
site with accompanying driveways and necessary parking
areas.
Land use in the general vicinity is single family, a mobile
home park, office, commercial, industrial and several vacant
parcels. Directly to the south there is a single family
subdivision and on the east side, there is an office use.
To the west, the land is currently undeveloped. Adjacent
zoning is "R-2," "C-3" and "1-2." Other zoning in the area
includes "MF -12," "R-5" and "0-3" which is all located on

the north side of 1-30. The "1-2" area to the west is a mix
of office and industrial uses with the State Department of
Pollution Control and Ecology being a major user on National
Drive. Along Stanton Road the land use pattern is mixed
because a majority of land was developed before being
annexed to the City.
The Geyer Springs East Plan identifies the properties
fronting 1-30 for a mix of office and -industrial uses so the
111-2" rezoning conforms to the recommended land use plan.
There are no outstanding issues and Staff supports the
industrial reclassification.
ENGINEERING COMMENTS:
None reported.
STAFF RECOMMENDATION:
Staff recommends approval of the 111-2" request as filed.
PLANNING COMMISSION ACTION: (July 11, 1989)
The applicant was present. There were no objectors and the
item was placed on the consent agenda. A motion was made to
recommend approval of the 111-2" rezoning. The motion was
approved by a vote 6 ayes, 0 nays and 5 absent.
