STAFF ANALYSIS:
The property in question is one of two lots remaining in the
Heights commercial area that are still zoned "R-2." The
request is to rezone the site to "C-3" for a dental office.
There is a residential structure on the lot that will be
converted into the necessary office space.
"C-3" is being requested because "C-3" is the adjacent
zoning so the reclassification is compatible with the
surrounding area. Other zoning found in the neighborhood
includes "0-1," "0-39" "C-4" and "OS." The existing "R-2"
is located to the south of Cantrell Road and east of Polk
Street. Also at the corner of Taylor and "R" Street is the
other "R-2" lot. Land use in the immediate area is a mix of
office and commercial uses.
The rezoning conforms to the adopted Heights/Hillcrest Plan
so there are no outstanding issues.

PLANNING COMMISSION ACTION: (July 11, 1989)
The applicant was present. There were no objectors and the
item was placed on the consent agenda. A motion was made to
recommend approval of the "C-3" rezoning as requested. The
motion passed by a vote of 6 ayes, 0 nays and 5 absent.
