(2601 S. Cross) Owner/Applicant: Kenneth Davis/George F. Vale PROPOSAL: To convert a one-story 2506 +/- square foot single family structure to a duplex on 0.16 +/- acres of land that is zoned "R-3." ORDINANCE DESIGN STANDARDS: 1. Site Location Adjacent to two residential streets (South Cross and West 26th Street). 2. Compatibility with Neighborhood This site is abutted by single family uses in all directions. It is adjacent to an alley and two streets. The structure is being rebuilt after previous fire damage. The proposed use should be compatible with the surrounding area. 3. On -Site Drives and Parking The site contains a double carport and o-ne proposed parking space. 4. Screening and Buffers The applicant is proposing to use the existing trees and shrubbery as landscaping. June 27, 1989 SUBDIVISIONS Item No. 9 (Continued) 5. Analysis The Staff does not foresee any adverse impact on the surrounding neighborhood (see note #2) as the result of this proposal. The two parking spaces inside the garage plus the additional proposed parking space will meet ordinance requirements for parking. 6, City Engineer Comments (1) Construct a handicap ramp at the street corner. (2) Replace damaged sidewalk on Cross Street. 7. Staff Recommendation Approval, subject to the applicant agreeing to comply with City Engineer Comments numbered 1 and 2. SUBDIVISION COMMITTEE REVIEW: The applicant was present and agreed to comply with the Staff's recommendations. A discussion ensued as to the exact setback that existed from the alley to the structure. It was determined to be 10.5 feet from the alley to the building. PLANNING COMMISSION ACTION: The applicant was present. There were no objectors. The Commission voted 9 ayes, 0 noes and 2 absent to approve the application as recommended by the Staff, reviewed by the Subdivision Committee and agreed to by the applicant.
