Mr. Wallace,
The zoning designation of PCD is for a multi-use commercial development and the designation of PD-C is for a single use commercial development. It is our understanding, based on the
information you have provided, that the development you are proposing is to remove the existing building from the site and construct a new building for a single use, Rock City Wraps.
Therefore, the correct zoning designation will be PD-C. If you are proposing a multiple use/ multiple business development utilizing the proposed building, please provide us with the
appropriate information and we will review. It is staff’s responsibility to review the applications and use the correct zoning designation/terminology for what is being proposed, regardless
of what is written on an application form. If you have any questions regarding this matter, please let me know.
Additionally, we will provide you with the notice form you will use to notify the owners of property within 200 feet of the site. It is your responsibility to fill out the notice correctly
and send it to the required property owners. Failure to fill out the notice form correctly, including the proposed zoning designation, will result in your application being deferred
or possibly withdrawn (if you have had two previous deferrals). If you have any questions about the notification process, please let me know.

Please see the correspondence from Scott below and let me know how we want to follow up with him. I have checked the staff report (attached) and it clearly indicates PD-C. Secondly,
Scott seems to misunderstand the notices are the responsibility of the applicant not the Planning Division, we provide the notice(s) it is their responsibility to ensure it has the
correct information prior to being mailed to all landowners within 200 feet of the site.
Direction please. Thanks.

The city has made a clerical error regarding the rezoning we applied for. Please find the original Cover Letter (attached) as well as the short form which Both indicate we applied for PCD
(Planned Development –
Commercial) Not PD-C (Planned Development – Commercial) as the city has inaccurately notated.
Please revise the official notice form that accompanies the adjacent property owners notifications, so that it accurately represents rezoning application of the property from C-3 to
PCD. Thank You.
