Markham Street Little Rock, AR 72201 RE: The Middle —Preliminary Plat and Long Form PCD Mr. Moore, Attached are the drawings, application, affidavit, and filing fee for the above referenced project. The developer for this project would like to rezone and subdivide the property to Long Form PCD to allow for a mixed -use project. This project contains approximately 10.967 acres and is located at northeast and southeast corners of Anderson Drive and North Rodney Parham Road. The parcels are currently zoned O-2. The mixed -use project will consist of nine lots and two tracts. Following is a breakdown of each lot: Lot 1 C-3 uses with a drive thru and outdoor dining patio. Lot 2 C-3 uses with outdoor dining patios incorporated into the Boardwalk. Lot 3 C-3 uses with a drive thru. Lot 4 C-3 uses with a drive thru. Lot 5 C-3 uses with a 70' building height. Lot 6 C-3 uses (parking lot overflow for Lots Lots 7-9 C-3 uses with a 55' building height. University Ave, Little Rock, Arkansas 72207, and the Source of Title is Instrument Number 2020- 001861. The average size lot proposed is 1.1 acres. The developer is proposing 9 lots and 2 tracts. There are applicable existing covenants on the proposed land the developer is working on amending with the seller. The proposed source of water is from Central Arkansas Water with the wastewater disposal being collected by Little Rock Water Reclamation Authority. The developer would like to advance grade the building pads with the construction of the infrastructure. The dater of the preliminary plat is August 10, 2022. Please place this item on the next available Planning Commission agenda and consider granting this preliminary plat and Long Form PCD.
