Applicant Comments for Proposed Development
Applicant Responses are due no later than Wednesday, August 10, 2022. Please submit revised site plans, if applicable, along with any written responses. All documents should be submitted
to this email address for review.
RE: The Middle – PCD (Z-9716)
Southwest corner of Cantrell Road and N. Rodney Parham Road
Development Comments:
Provide east/west and north/south cross-sections through the overall property (post development including buildings).
Show the following on a revised site plan:
any proposed fencing
dimensions from all buildings to property lines
proposed zoning
handicap parking spaces as required
dumpster locations with required screening
cross-access easements between all lots where applicable
Provide development schedule for the overall project.
Will the individual lots be sold?
Provide general details regarding development and use of Tracts A and B.
Provide general pedestrian circulation plan.
Provide intent and reasons for requesting C-4 uses on Lots 3 and 4.
Provide general days/hours of operation for all lots.
Is the proposed use for Lot 5 a hotel with C-3 alternate uses?
Any individual lot site lighting must be low-level and directed away from adjacent properties.
All signage must comply with Section 36-555 of the City’s Zoning Ordinance and Section 36-346 (Highway 10 Design Overlay District) where applicable.
Parking with respect to the use of each lot must comply with Section 36-502 of the City’s Zoning Ordinance.
Provide the required information as highlighted in the attached PDF, as per Sections 31-87 through 31-93 of the City’s Zoning Subdivision Ordinance.
