Bowman Road Little Rock, Arkansas Z-6238-B Dear Mr. Moore: On behalf of Telcoe Credit Union, please accept this submittal for consideration by the City of Little Rock Planning Commission and City Council. The following are responses to the comments from the staff review: Develo meat Comment Res onses: 1. The site plan scale has been changed to a 30 scale to include the entire property. 2. The acreage of the undeveloped area of the property is 1.716 acres. This information was added to the site plan. 3. East/west and north/south cross -sections through the property have been added to the site plan. 4. Vehicular arrows have been added to the site plan. 5. Screening for this project should not be required. There is approximately 350' of undisturbed wooded area between the development area and the adjacent residential zoning to the west. The properties on the north and south property lines are all PCD. 6. Dimensions of proposed building and future building addition have been added to the site plan. 7. Dimensions from proposed building/building expansion to all property lines have been added to the site plan. 8. Storm water run-off information has been added to the site plan for both off -site and on - site areas based on the 25 year storm event. 9. The entire site is currently wooded with the exception of approximately 20' along the Bowman frontage. A note has been added to the site plan stating this. 10. The legal description for the property has been added to the site plan. 11. Property ownership information has been added to the site plan. Construction will begin around September 15, 2022 and will be substantially complete by around March 15, 2023. 13. New signage will comply with Section 36-555 of the Zoning Ordinance. The proposed monument sign is shown on the site plan but no design drawings are currently available for the signage. 14. All site lighting will be low-level and directed away from adjacent properties. A photometric plan is included with this submittal. 15. The dumpster pad has been located on the site plan with a note to comply with screening requirements. 16. Staff recommended via telephone that the proposed front yard buffer should be consistent with the developed property to the north. The buffer proposed from the new street right of way is 20'. 17. The site plan currently indicates 15 parking spaces. This parking count is required by the owner and exceeds the minimum required for bank uses. 18. Normal business hours will be as follows: Lobby hours from 8:30 am to 4:00 pm, Monday through Friday, Drive Thru Hours from 7:30 to 5:00, Monday and Friday, and 7:30 to 4:30 on Tuesday, Wednesday, and Thursday. Other Departmental Comments: 1. Will comply with buffer requirements. 2. Front yard buffer is proposed to be 20'. See response number 16. 3. Landscape screening requirements will be met. 4. Planting strip requirements have been met. The 40' section along the north property line has been adjusted to 7.05', 75% of the required 9' as allowed. 5. Building landscape requirements will be met. 6. Interior landscape requirements will be met. 7. Automatic irrigation will be installed. 8. Will comply with signature requirements. 9. All trees will be preserved to the west of the limits of grading for this project. We understand that the street improvements to Bowman Road will be completed as a part of a street improvement project by the City of Little Rock and will not be the responsibility of this applicant.
