Please submit revised site plans, if applicable, along with any written responses. All documents should be submitted to this email address for review. RE: Z-6238-B Telcoe Federal Credit Union – PD-C 1400 South Bowman Road   Development Comments: 1. Provide revised site plan showing the entire property. 2. Provide acreage of undeveloped area (west portion of the overall site). 3. Provide east / west and north/south cross-sections through the property (post development including building). With east / west cross-section, include residential property to the west. 4. Provide vehicular circulation arrows throughout the site on the site plan. 5. Show required screening fencing on the site plan. 6. Show dimensions of proposed building and future building addition. 7. Show dimensions from proposed building / building expansion to all property lines. 8. Show water flow entering and leaving the site with calculations. 9. Show existing wooded areas on the site plan. 10. Provide legal description on the site plan. 11. Provide present and proposed property ownership on the site plan. 12. Provide development schedule for the project (approximate begin and end construction dates). 13. Provide proposed signage plan. Any new signage must comply with Section 36-555 of the City’s Zoning Ordinance (signs allowed in commercial zones). 14. Any site lighting must be low-level and directed away from adjacent properties. 15. Show and label dumpster area with required screening. 16. Provide required 38 foot minimum street buffer along east property line. Shift the proposed development plan to the west. 17. The site plan shows 15 parking spaces. The minimum number of parking spaces typically required for a bank facility is one (1) space per 500 square feet of gross floor area. Any future / alternate commercial uses must comply with the parking standards of Section 36-502. 18. Provide days / hours of operation.
