4 AND TO ESTABLISH A PLANNED COMMERCIAL DEVELOPMENT,
5 TITLED WELLINGTON HILLS CENTER REVISED PCD, LOCATED AT
6 15400 CHENAL PARKWAY (Z-4470-0), LITTLE ROCK, ARKANSAS,
7 AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE
8 ROCK, ARKANSAS; AND FOR OTHER PURPOSES.

10 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
11 ARKANSAS.
12 Section 1. That the zoning classification of the following described property be changed from PCD,
13 Planned Commercial Development, to Revised PCD:
14 Z,-4470-0: Described as Lot 1, Wellington Center at Chenal, Document No.
15 2013031630; Records of Pulaski. County, Arkansas.
16 Section 2. That the preliminary site development plan/plat be approved as presented to the Little Rock
17 Planning Commission.
18 Section 3. That the change in zoning classification contemplated for Wellington Hills Center PCD,
19 located at 15400 Chenal Parkway (Z-4470-0), is conditioned upon obtaining final plan approval within the
20 time specified by Chapter 36, Article VI1, Section 36-454 (e) of the Code of Ordinances.
21 Section 4. That this ordinance shall not take effect and be in full force until the final plan approval.
22 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock,
23 Arkansas, and Designated District Map be and is hereby amended to the extent and in the respects necessary
24 to affect and designate the change provided for in Section 1 hereof.
25 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
26 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
27 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
28 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
29 ordinance.
30 Section 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with
31 the provisions of this ordinance are hereby repealed to the extent of such inconsistency.

Application is hereby made to the Board of Directors of Little Rock, Arkansas through the Planning
Commission pursuant to Arkansas law on City planning, Act 186 of 1957, Acts of Arkansas, and Section
36 of the Little Rock Code of Ordinances as amended, petitioning for classification of the following
described area as a Long Form Planned Development.
Legal Description: Part of Lot 1 Wellington Center at Chenal
Title to this property is vested in: 15400 Chenal, LLC
If an individual other than the title holder files this application, attachment of a letter is required
authorizing this person to act on behalf of the title holder.
It is desired that the boundaries shown on the District Map be amended and that this area be amended
and that this area be reclassified from the present PCD District
to PCD (Amended) District.
Present Use of Property: Unused Parking Lot
Desired Use of Prouerty: Restaurant/Retail
It is understood that notice of the public hearing hereon before the Little Rock Planning Commission
will be published at least fifteen (15) days prior to said hearing in a daily newspaper as required by Act
186 of the 1957 Acts of Arkansas and Section 23 of said Ordinance, and that notice of preliminary
hearing before the Commission must be circulated by the applicant to all other parties in interest,
including owners of land within 200 feet of the boundary of the area under consideration as required by
the rules of the Commission, and that the cost of these notices shall be borne by the applicant.
