Cleveland Street Development Staff Comments:  *1. Provide seating capacity for the church sanctuary?  Initial layout will be configured for a capacity of approximately 500.  Some future events may require a maximum of up to about 800.  It is anticipated that such events will be rare.  Per architectural review, this projected number is somewhat less that the maximum load for this facility. Also, the attached drawing shows future parking designed to comply with items #2 and #3 below and which will provide sufficient parking to exceed that required for the maximum anticipated attendance. *2. A minimum thirty-five (35) foot wide landscape buffer is required along the north property line.  CCLR will comply with this requirement. *3. A minimum fifteen (15) foot wide landscape buffer is required along the west property line adjacent to new parking area.  CCLR will comply with this requirement. *4. New parking area must comply with Chapter 15 of the City’s Landscape Ordinance. CCLR will comply with this requirement.  *5. Will the church have any additional uses such as a day care, school, health clinic, after school program, summer program, etc.? If so, please provide a response.  Initially, no such programs are planned.  CCLR does conduct a summer Youth Internship program which may be conducted from this location in summer 2023. There have been initial discussions of partnership activities with other agencies serving the community (Carelink, Boys and Girls Club) to provide additional services. Such might include limited lunch programs for seniors (as has previously been conducted from this facility) and/or some limited after school programs.  CCLR intends to maintain the currently used facility for use in conjunction with other existing or new programs. *6. Site lighting must be low-level and directed away from adjacent properties. CCLR will comply with this requirement. * 7. Any new signage must comply with office standards of the City’s Zoning Ordinance. CCLR will comply with this requirement.
