We had planned to attend the public hearing, but must be out of state on Friday due to an event beyond our control. We bought Lot 11 in Mirabel Court with the understanding that there would be greenspace behind our home. That is the way we viewed the color map that was available to us at that time. We now understand that the color map was not official. We also understood that Miramont houses would be limited to the north side of the golf cart path which provided a border between us and the Miramont subdivision. The fact that the proposed re-platting of Miramont and the removal of the current golf cart path and its rerouting, supports this view. The greenspace is why we were willing to pay the premium price for Mirabel Court Lot 11. The revised preliminary plat of May 6, 2011, shows one Miramont lot behind our lot. The proposed plat of November 08, 2022, shows two housing lots behind our lot. Dividing the original single lot into two smaller lots will make a significant difference in the value and aesthetics of our property. Instead of looking out at greenspace, the proposed plat would result in our backing up to not one, but the proposed two houses. I appreciate that in Deltic's November 08, 2022, revised proposed plat, that a 40-foot buffer has been added between our lot line and the lot lines of Miramont Lots 28 and 29. However, an old logging roadbed is in the middle of this 40-foot buffer. The logging roadbed was cleared and has been packed down, eliminating fill-in tree growth. We do not support the resizing and doubling of the number of lots in Miramont subdivision because of the impact it will have on our property by significantly reducing the greenspace adjacent to us. However, we request in the 40-foot buffer that separates our Mirabel Court property and the Miramont re-platting proposal, that Deltic plant large (not seedling) evergreen trees and provide irrigation for them to reduce the negative impact on our property of losing the greenspace.
