Applicant Comments for Proposed Development
Applicant Responses are due no later than Friday, November 11, 2022. Please submit
revised site plans, if applicable, along with any written responses. All documents should
be submitted to this email address for review.
RE: Z-8284-A R & D Holdings – Office/Warehouse – Conditional Use Permit

Development Staff Comments:
1. Provide square footages for the office and warehouse uses. (Added to the Revised Drawing,
building footprint may change but percentages of office to warehouse is correct)
2. Will the facility be for single and/or mixed-use for tenants? (Single-One Business)
3. Will there be truck access to the building? If so, show on site plan. (Yes, Added to the Revised
Drawing)
4. Provide hours of operation for the proposed use. 7am-5pm
5. A minimum twenty-two (22) foot wide land use buffer is provided along north (front)
property line. (Added to the Revised Drawing)
6. A minimum seventeen (17) foot wide land use buffers are provided along the east and west
side property lines. (Added to the Revised Drawing)
7. Site lighting must be low-level and directed away from adjacent properties. (Agreed)
8. Will there be a dumpster on the site? If so, show on site plan with required screening. (Added
to the Revised Drawing, location mat change but we agree to dumpster and screening)
9. Site must comply with Chapter 15 of the City’s Landscape Ordinance. (Agreed ,Added to the
Revised Drawing)
10. Signage must comply with commercial standards of the City’s Zoning Ordinance. (Agreed
,Added to the Revised Drawing)
11. Will the site contain any fencing? If so, show on site plan. (Added to the Revised Drawing)
