West West Markham and Shackleford Road (southwest corner) Rezone from 11R-2" to "C-3" Purpose: Service station and car wash Size: 0.427 acres Existing Use: Service station and car wash SURROUNDING LAND USE AND ZONING: North - Commercial, zoned "C-3" South - Commercial, zoned "C-3" East - Commercial, zoned PCD West - Commercial, zoned "C-3" STAFF ANALYSIS: The property in question is the only corner at West Markham and Shackleford that does not have a commercial classifica- tion and the request is to rezone the site to "C-3." Currently, the property is a service station with a car wash and the proposed use is the same, but the facility will probably be modernized. The existing land use pattern is a mix of different commercial uses with some vacant tracts found in the general vicinity. Zoning of the other corners is "C-3," "C-4" and PCD, so the proposed rezoning is compatible with the area. There are no outstanding issues and Staff supports the request. ENGINEERING COMMENTS: None reported. STAFF RECOMMENDATION: Staff recommends approval of the 11C-3" rezoning as requested.
