Roady by James Morton 6102 Young Road Rezone from "R-2" to 111-2" Light industrial 0.92 acres Vacant SURROUNDING LAND USE AND ZONING: North - Multifamily, zoned "1-2" South - Vacant, zoned "1-2" East - Single family, zoned "1-2" West - Vacant, zoned "1-2" STAFF ANALYSIS: The property in question is one of four "R-2" tracts remaining on Young Road west of Geyer Springs Road and the request is to rezone the site to "1-2." The property is vacant and surrounded by industrial zoning on four sides. Other zoning found in the area is "C-3" and "C-4" with the bulk of the land zoned "1-2." The commercial zoning is located next to Geyer Springs Road with the "1-2" to the west. Land use is a mix of industrial and commercial with a minimum amount of residential, both single family and multifamily. The proposed rezoning conforms to the adopted Geyer Springs West Land Use Plan and is compatible with the surrounding area. There are no outstanding issues and Staff supports the "1-2" reclassification. ENGINEERING COMMENTS: Engineering reports that Young Road is a collector and the existing right-of-way is deficient. The right-of-way standard is 60 feet, or 30 feet from the center line. STAFF RECOMMENDATION: Staff recommends approval of the "1-2" request as filed. March 7, 1989 Item No. 5 - Z-5155 (Continued) PLANNING COMMISSION ACTION: (March 7, 1989) The applicant was present. There were no objectors and the rezoning was put on the Consent Agenda. A motion was made to recommend approval of the "1-2" rezoning. The motion passed by a vote of 9 ayes, 0 nays and 2 absent.
