White Highway 10 and Highway 300 Rezone from unclassified to "0-2" Office 3.07 acres Vacant SURROUNDING LAND USE AND ZONING: North - Vacant, unclassified South - Vacant, unclassified East - Vacant, unclassified West - Single family and church, unclassified STAFF ANALYSIS: The property in question is currently outside the City limits and the request is to rezone the three acres to 110-2." The site is located on Highway 10 approximately one- quarter mile east of Highway 300 and is undeveloped. In the immediate vicinity, the land use is single family, some small commercial uses and a church. A high percentage of the area is still vacant, including the land that abuts the property in question on the north and south sides. Recently, the Planning Commission endorsed office and commercial zoning for 31 acres directly to the east, as shown on the Highway 10 Plan. Because of the pending zoning classification to the east, the current request_ is a reasonable option and Staff supports the "0-2" rezoning. "0-2" will provide a good transition between the 16 acres of commercial land to the east and the uses located to the west which include a church. ENGINEERING COMMENTS: Highway 10 is a principal arterial and requires a total right-of-way of 110 feet, or 55 feet from the center line. Dedication of additional right-of-way is needed because the existing right-of-way is deficient. PLANNING COMMISSION ACTION: (January 24, 1989) The applicant was present. There were no objectors. A motion was made to recommend approval of 110-2" as requested. The motion passed by a vote of 11 ayes, 0 noes and 0 absent.
