STAFF ANALYSIS:
The issue is to rezone a 100 x 150 foot parcel from "R-2" to
110-3" for future office use. The property is currently
vacant and located just north of the new parkway extension
which will have an intersection with Autumn Road. Most of
the land in the immediate vicinity is also vacant, including
the "0-3" and "C-3" tracts across Autumn Road. (There is a
single family residence on a small portion of the 110-2"
tract at the northwest corner.) To the north and south of
the site there are single family residences, and north of
Autumn Road there is a well established single family
neighborhood. Two other uses found in the area are a church
and a nonconforming heating and air conditioning company.
Zoning is "R-2," "0-2," "0-3" and "C-3."
The 1-430 District Plan shows a large area north of the new
parkway extension for office development, and the site under
consideration is in the designated office area. The
proposed 110-3" reclassification conforms to the adopted plan
and Staff supports the requested rezoning change.
ENGINEERING COMMENTS:
Autumn Road is classified as a collector which requires a
total right-of-way of 60 feet. The existing right-of-way is
sub -standard so additional dedication is needed for 30 feet
from the center line.

STAFF RECOMMENDATION:
Staff recommends approval of the 110-3" rezoning.
PLANNING COMMISSION ACTION: (January 24, 1989)
Staff reported that the applicant had submitted a letter
requesting that the 110-3" rezoning be withdrawn without
prejudice. A motion was made to withdraw the item without
prejudice as requested. The motion was approved by a vote
❑f 11 ayes, 0 noes and 0 absent.
