Bush 8023 Chicot Road Rezone from "R-2" to "C-3" Commercial 0.46 acres Commercial SURROUNDING LAND USE AND ZONING: North - Commercial, zoned "C-4" South - Office, zoned 'R-2" East - RV Trailer Part-.., zoned "R-2" West - Commercial, zo.;ed "R-2" STAFF ANALYSIS: Currently on the property under consideration, there is a nonconforming use, a computer sales and service business, and the owner wants to add onto the existing building. Because the Zoning Ordinance prohibits the expansion of nonconforming uses, a rezoning change must first be approved before the new construction can be initiated. To accomplish the proposed addition, the owner has filed a "R-2" to "C-3" rezoning request. The area in question is just south of 1-30 and the land use pattern is mixed. Existing uses include commercial, auto sales, a RV trailer park, two motels and a major industrial operation. Several of the tracts are undeveloped and some of the uses are nonconforming. Zoning found in the area is "R-2," "MF -18," "C-4" and "1-2." The adopted district plan, Geyer Springs West, shows the general area for commercial use. Therefore, the requested rezoning conforms to the plan. In the past, the City has supported either "C-3" or "C-4" for designated commercial areas along the 1-30 frontage so the proposed reclassifica- tion maintains the land use/zoning concept for the corridor. STAFF RECOMMENDATION: Staff recommends approval of the 11C-3" request as filed. PLANNING COMMISSION ACTION: (January 24, 1989) The applicant was present. There were no objectors. A motion was made to approve the "C-3" rezoning as requested. The motion passed by a vote of 11 ayes, 0 noes and 0 absent.
