Proposal:
To construct a 3,850 square foot auto parts sales building
(enclosed) and 12 parking spaces on 0.28 +/- acres of land
that is zoned "C-1."
Ordinance Design Standards:
1. Site Location
Adjacent to a residential standard street (Old Town
Road).
2. Compatibility with Neighborhood
The site is abutted by vacant land on all four sides (a
commercial building is under construction on the north
side of this property). The proposed use is compatible
with the surrounding area.
3. On -Site Drives and Parking
The proposal contains a shared 40 foot common access
drive located on Old TDwn Road and 12 paved parking
spaces.
4. Screening and Buffers
The site plan contains 1-andscaped areas.

5. Analysis
The Staff feels that the proposed land use will be
compatible with the surrounding area. This project
does, however, require a slight rear yard variance.
The "C-1" rear yard setback requirement is 25 feet but
the proposed building will encroach slightly (the
northeast corner). The Staff feels the encroachment is
minor (4.5 feet) and does not present a problem.
6. City Engineer Comments
None.
7. Staff Recommendation
Approval as filed, including the rear yard variance.

The applicant was present.
PLANNING COMMISSION ACTION:
There were no unresolved issues.
The applicant was present. There were no objectors. The
Commission voted 9 ayes, 0 noes and 2 absent to approve the
application as recommended by the Staff, reviewed by the
Subdivision Committee and agreed to by the applicant.
