McCormack Location: 4316 West Markham Street Request: Rezone from PCD to 110-3" Purpose: Office Size: 0.14 acres Existing Use: Office SURROUNDIN" LAND USE AND ZONING: North - Single family, zoned PCD South - Public, zoned "R-2" East - Vacant (undeveloped parking lot), zoned PCD West - Office and commercial, zoned "0-3" STAFF ANALYSIS: In December 1988, the City approved a Planned Commercial Development for the lot at 4316 West Markham to permit "Generic Pharmacy". The proposal was to have the pharmacy in the front portion of the existing building, approximately 1200 square feet out of a total of 2400 square feet, with the remaining area to be utilized for office space. A drive -up window was shown on the east side of the structure with parking in the front. It has almost been one year since the PCD approval and the pharmacy space is still undeveloped. Therefore, the owner is requesting that the PCD be revoked and the "0-3" zoning be re-established. There are no outstanding issues and the "0-3" reclassification conforms to the Heights/Hillcrest Plan which identifies the property for office use. (A resolution recommending to the Board of Directors that the existing PCD be revoked must be passed by the Planning Commission as part of the 110-3" action.) PLANNING COMMISSION ACTION: (October 3, 1989) The applicant was present. There were no objectors. A motion was made to recommend approval of the 110-3" rezoning as requested. The motion was approved by a vote of 8 ayes, 0 nays and 3 absent. The Planning Commission also passed a resolution recommending to the Board of Directors that the existing PCD be revoked. 2
