This is objectionable because of resident concerns for security, safety, privacy and appearance. • Type zoning — A Land Development Plan issued by Chenal Properties that was made available to buyers when the homes in Bayonne and Aberdeen were built showed the 37 acre plot allocated to an elementary school, "limited" multi -family units and a park. Homes were purchased based on this information. • Market values — with an apartment complex directly across the street from the Bayonne entrance, home prices in Bayonne will be negatively impacted. • Prefer condos vs. apartment units — during Annual Chenal POA meetings property owners had verbal commitments from Deltic for the last five years that apartments would not be built on this tract. People buy homes and invest in property improvements based on this information. • Security of Bayonne — apartment dwellings can become breeding grounds for crime and vandalism. We do not want this adjoining our neighborhood and we don't think Deltic or Chenal Properties would want this in the Chenal Community. + Proximity to neighborhood pool and playground — we have safety concerns for residents' children walking to and from the pool and playground on Chenonceau due to increased traffic from thel� high density units located next to the playground. Recommendations • Use the Planned Unit Development Process for the area — with a mix of general office, MF -6 condominiums, single family residential and open green space that would eliminate the negative impact on both the Bayonne and Aberdeen neighborhoods. 0 Retain the green buffer along Chenonceau Boulevard and since Bayonne has homes on two streets (Gelan Court and Grayan Court) that run parallel and close to Chenonceau, move the MF-12 area east toward Highway 10 and the C-3 (general office) west toward the pool and playground. a Change zoning from MF-12 to MF-6 — The MF-6 multi-family definition would more appropriately apply to this area. It reads in part, "This district is used predominately in the west and southwest portion of the city generally for upper income and condominium type development." We request written assurances from Deltic that apartments will not be built on this site.
