A majority of the 14 acres is currently undeveloped. There is a single family residence along the South University side. The land also has frontage along Geyer Springs Road and is adjacent to the railroad tracks on the southeast side. Zoning in the general vicinity is very fragmented and includes "R-2," "C-3," "C-4," "1-2" and PRD. The site abuts 111-2" on the south and "C-3," "C-4" and "1-2" to the north. Across Geyer Springs Road is a "C-3" tract and on the west side of South University the zoning is "C-3" and "1-2." Land use tends to conform to the zoning with a mixed commercial pattern for the properties fronting South University. A majority of the uses on South University are auto oriented or require "Open Display." The 111-2" tract to the south is vacant as are several commercial parcels along Geyer Springs Road to the north. Staff's position is that the proposed "C-4" rezoning is compatible with the area and supports the request. The reclassification will not have any impact on the surrounding properties. Dedication of additional right-of-way for Geyer Springs Road will be required. STAFF RECOMMENDATION: Staff recommends approval of the 110-4" rezoning as requested. PLANNING COMMISSION ACTION: (November r 1 , 1988 ) ...... _.......... The applicant was present. There were no objectors. A motion was made to recommend approval of the 11C-4" rezoning as requested. The motion passed by a vote of 10 ayes, 0 noes and 1 absent.
