Kremer Kanis Road (one block west of John Barrow Road) Rezone from 11C-4" to 110-3" Office building 1.57 acres Vacant SURROUNDING LAND USE .AND ZONING: North - Commercial, Zoned "C-3" South - Single family and office, Zoned 11R-2" and "C-3" East - Commercial, Zoned "C-4" West - Office, Zoned "0-3" STAFF ANALYSIS: The request is to rezone a tract of land on Kanis Road from 11C-4" to 190-3" for an office building, a doctor's office. The property is situated just west of John Barrow Road and in an area that has a diverse zoning pattern. Some of the existing zoning includes 11R-2," 11R-5," 110-3," and "C-3." Land use is very similar to zoning with a mix of office and commercial with some residential uses. 11C-4" does allow professional office but the applicant is of the opinion than an 110-3" zoning is more appropriate for the proposed use which also includes an out-patient clinic. Medical clinics are not specifically listed in the "C-4" district. Staff agrees with the applicant and supports the 110-3" reclassification. There are no outstanding issues. STAFF RECOMMENDATION: Staff recommends approval of the 110-3" request as filed. A motion was made to withdraw, -the -i tem f rom,-cons i -d -era -t -i on. The motion was approved by a vote of 6 ayes, 0 noes, and 5 absent.
