NEW STREET: 540 ft. Retail and Office Warehouse This site consists of approximately seven acres and will have mixed uses of office/warehouse and retail. The total proposed building area to be constructed is 50,000± square feet. There will be four separate structures each 12,200± square feet. The project will be constructed in phases. Substantial buffer and landscape areas are proposed in this plan. A 40 foot front landscape on the front and 20 foot area along the western and eastern boundary is planned. A 100 foot setback to the building is provided along the Highway 10 frontage. A. PROPOSAL RE [VEST : This proposal consists of four lot office/warehouse developments along the Highway 10 frontage on the seven acre site. The proposal also includes screening and buffering along the west, north and east sides of the property. The development proposes two points of ingress/egress on Highway 10,300 feet apart. B. EXISTING CONDITIONS: The site is surrounded by a mixture of both residential and some nonconforming activities. ENGINEERING COMMENTS: Construct sidewalks on both sides of proposed street and on the Highway 10 frontage. Property in this ownership south of the south boundary should be dedicated as floodway. Increase minimum floor elevation on building for Lot #2 to 279.5. Conform to stormwater detention and excavation ordinances. STAFF REPORT• The Planning staff has received a letter from the applicant requesting this item be deferred for six weeks. PLANNING COMMISSION ACTION: (FEBRUARY 25, 1992) The Planning staff has received a letter from the developer requesting this item be removed from the agenda. He further stated at such time the owner had developed a firm design and development commitment, they will refile the application. The Commission accepted the request of the developer for removal of this item as requested without prejudice. The motion passed by a vote of 9 ayes, 0 noes and 2 absent. 2
