SportsWired Retail LLC has relocated its headquarters and distribution, center from Tampa, Fla., to the 22,000 - square -foot building that formerly housed Omni Inter- national. The company will add four more ` universities to its `selection sometime this fall, the release states. Bryan Johnson,'managing partner for Spor6Wired, said Gravette's location closer to the center of the country and the building's cost per square foot compared with the pre- vious building in Tampa were the deciding factors for mov- ing the company. LK unhappy with Park, Avenue plan BY LAURA STEVENS ARKANSAS DEMOCRAT -GAZETTE Little Rock officials once again expressed disappointment after a meeting with developers of the Park Avenue mixed-use center resulted in little change to the site plan, which is in con- flict with the city's vision -for the property. "This is something for which thepublic has a legitimate right to insist on certain development Standards," said city consultant Ralph Megna. "The issue of how densely this site is developed is not just an academic one, and it's not just some bureacratic med- dling. It is something that should be of considerable importance to the future of this community." Three city representatives flew to Dallas on Friday'to talk with Strode Property Co. about bringing its site plan more in line with the city's expectations. The Planning Commission voted May 22 to approve the site plan over staff objections, which will next go before the Board of City Directors for final approval ei- ther June 17: or July 1. . The Advisory Board decid- ed unanimously. Monday that Strode's current plan does not meet the vision of the board's "statement of expectations" for the site and the city's Midtown Design Overlay District, which has guidelines to promote high- density developments with an urban feel. Among other require- ments, developers can group no more than 50 parking spaces together, and backs of buildings can't -face the road. The current 74$,000 -square - foot plan for the former Univer- sity Mall 'calls for one large an- chor, Target, as well as a Dick's Sporting Goods, said Megna. A "town center" will have a book- store ookstore and movie theater topped by three. or four stories of apart- ments, and a building.on McKin- ley,Street will house.either a ho-, Arkansas Derr ocrat•Gazette1RU55ELL PO ELL .r tel or apartments. Craig Berry, chairman of the r board, was one of the city rep- resentatives who flew to Dallas and met with Strode. "I think that it was a good -faith effort," ` Berry said. He said Strode hidi- cated it might come back witli, another site plan. City officials are concerned about the fields of parking and the lack of sidewalks and ways for pedestrians to get around the complex. "It's not that there's too much Parking," Megna said. "It's that there are too few buildings." Strode developers suggested a flexible plan making between three and 10 stories over the bookstore potential office space, but they won't build it unless rent- ers have already signed on, Megna said. Otherwise, they will stick with the original plan for apart- ments, he said. "To say that we're not ever goingto build any [speculative] office space means you aren't go- ing to have any office space, said Mayor Mark Stodola. Jim Strode did not return re- peated messages left by the Ar- kansasDemocrat-Gazette request- ing comment. Another concern, Megna said, is that the complex may not have, enough parking for apartment residents. There have been no details on pools orfitness rooms for residents, And no plan for se- cure parking either, Megna said. At least 70 percent of the units will be one -bedroom, which may not attract enough tenants, Megna said. "Ifyou live there, how much will sk enjoy living there?"
