Re: Lot 1-R, Lois Coulson Subdivision
MTR&A Project #287-274
Dear Anna:
Please accept this letter as our formal request for an extension of our
October 19, 1987 zoning variance approvals. As we discussed, my client has
not yet pursued obtaining a building permit and we are now outside of the
six month time frame allowed for this purpose. We are requesting an
extension for up to twelve additional months as you recommended. The
zoning case file number is Z-4920 and our variance allowed for a five foot
interior side yard, as well as a canopy encroachment into the exterior side
yard.
I have enclosed an additional copy of the proposed plan for your records.
All engineering concerns for curb cut locations were approved on October
10, 1987, by Mr. Mike Batie. A copy of the signed site plan is available
at your request.
We appreciate your assistance in applying for this extension. Please
contact my office immediately if you have any questions concerning this
matter.
Sincerely,
MEHLBURGER, TANNER, ROBINSON & ASSOCIATES, INC.

Dear Robert:
As you already are aware, the Little Rock Board of
Adjustment took action on your request for an extension of
time to an already approved front.yard variance.
Please note that the action consisted of approval of the
extension request as well as the additional changes to the
site plan. Those changes being an increase in the square
footage for the car wash and convenience store (242 s.f.),
as well as the additional length to the canopy which will
extend it approximately fourteen feet (141) from the east
property line.
If additional information or assistance is needed, please
contact me at 371-4790.
Sincerely,

Re: Superstop - Cantrell
MTR&A Project #287-274
Dear Anna:
Following our meeting on August 3, 1988 concerning the extension of our
variance approach, I received some additional information on building and
canopy sizes. I apologize for this confusion, but I believe that I now
have an absolute and final site plan for this project. The plans have been
difficult to finalize because this is a new store type for this area.
I have enclosed five blueline prints of the current, revised plan for your
use. The primary differences between this plan and the original approved
plan are as follows:
1. Building sizes for the store and car wash have been adjusted to
accommodate the new store style (242 s.f. increase).
2. An additional length of canopy has been added to cover the parking
area for the street side pump locations. The canopy is now
proposed to be approximately fourteen feet (14') from the east
property line which results in a difference of about thirteen feet
from the original plan.
All of the curb cut locations, street widening, sidewalk construction, etc.
remain the same from the original approved plan.
As you are aware, canopy encroachments for this type of use are quite
common. We hope that these changes to not drastically affect our status
for approval and we appreciate your efforts in re-evaluating this
application. If you have any questions, or require further information,
please contact me immediately.
Sincerely,
