This site is located in a mixed use area. It is
abutted by multifamily to the north and south, by a
church located to the east and a small commercial strip
center located to the west. The proposed use is
compatible with the surrounding area.
On -Site Drives and Parking
The plan proposes two access points (one on Butler Road
and one on West 65th Street) as well as 25 paved
parking spaces.
Screening and Buffers
The site plan includes landscape areas.

The staff feels that the proposed use will be
compatible with the surrounding area. Staff does not
have any reservations about this project. A replat has
been submitted for this site.

Show the detention and preliminary volume calculations
on the plat.
7. Staff Recommendation
Approval, subject to the applicant agreeing to
comply with the City Engineering requests.

The applicant was present and agreed to comply with staff
recommendations.
PLANNING COMMISSION ACTION:
The applicant was present. There were no objectors. The
Commission voted 7 ayes, 0 noes and 4 absent to approve the
application as recommended by the staff, reviewed by the
Subdivision Committee and agreed to by the applicant.
