STAFF ANALYSIS:
The request is to rezone two residential lots from "R-4" to
"0-3" for future office use. The property is currently
occupied by two residences, and it is unknown at this time
if those residential structures will be rehabilitated for
offices or removed at some point. Over the years, a very
mixed zoning pattern has developed because of a high number
of rezonings in the immediate area, which includes the
Children's Hospital and some other institutional uses. This
particular site abuts "0-3" on the east and "I-2" to the
south with "R-6" across West 10th and "0-2" to the east
across Battery. Other zoning districts found in the
neighborhood are "R-5," "C-3," and "C-4." The land use
includes residential, office, commercial and industrial.
Because of the existing zoning patterns, the proposed
rezoning will not have an impact on the area, and staff
supports the request.
STAFF RECOMMENDATION:
Staff recommends approval of the "0-3" as filed.
PLANNING COMMISSION ACTION:
The applicant was present. There were no objectors. A
motion was made to recommend approval of the "0-3" request.
The motion passed by a vote of 9 ayes, 0 noes and 2 absent.
