STAFF ANALYSIS:
The request is to rezone a ten -acre site from "R-2" to "C-4"
for an auto related use. The property is located along
I-30, east of Alexander Road, in an area that the Otter
Creek Plan identifies for mixed commercial and industrial
uses. The nonresidential zoning in the immediate vicinity
is either "C-3" or "C-4" with the property having "C-4" land
on the east and west sides. The land use is very similar
with some of the tracts still undeveloped and a number of
the uses are nonconforming. There are no outstanding issues
associated with this request and staff supports the
rezoning.
STAFF RECOMMENDATION:
Staff recommends approval of "C-4" as filed.
PLANNING COMMISSION ACTION:
The applicant was present. There were no objectors. A
motion was made to recommend approval of the "C-4" rezoning.
The motion passed by a vote of 9 ayes, 0 noes and 2 absent.
