Hathaway Location: Lindsey Road and Fourche Dam Pike Request: Rezone from "I-2" to "C-3" Purpose: Convenience Store with gas pumps Size: 1.14 acres Existing Use: Vacant SURROUNDING LAND USE AND ZONING: North - Railroad Track, Zoned "I-2" South - Industrial, Zoned "I-3" East - Vacant, Zoned "I-2" West - Vacant, Zoned "I-2" STAFF ANALYSIS The issue is to rezone a tract of land in the Port Industrial Park from "I-2" to "C-3" to allow a convenience store. The Port Industrial Park is zoned either "I-2" or 11 I-3" with the nearest "C-3" located north of I-440 along Fourche Dam Pike. The applicant has stated that there is a need for this type of facility and that the Port Authority has no problems with the proposed reclassification. The rezoning to "C-3" will not impact any of the surrounding Properties and staff supports the request. Engineering recommends that access be restricted to one driveway per road and that street improvements should be required to normal City standards instead of the Port Authority standards. Right-of-way does not appear to be an issue because of the existing right-of-way for both Lindsey Road and Fourche Dam Pike is 120 feet. STAFF RECOMMENDATION Staff recommends approval of the "C-3" as filed. PLANNING COMMISSION ACTION: (7-22-86) There were no objectors in attendance. The applicant was present. After a brief discussion, a motion was made to recommend approval. The motion passed by a vote of 8 ayes, 0 noes, 3 absent.
