ORDINANCE DESIGN STANDARDS: 1. Site Location Adjacent to an arterial street (north, Asher Avenue). 2. Compatibility with Neighborhood This property is abutted by commercial uses on the north, west and east. A single family use is located to the south (the houses as well as both commercial uses are owned by the same person). The proposal contains nothing that does not already exist. The staff does not foresee any adverse impact to the surrounding area. 3. On -Site Drives and Parking The entire area in front of the auto repair garage is paved. Screening and Buffers No landscape plan has been submitted. 5. Analysis The proposal will not change anything that does not already exist. The "C-31, District does not permit the existing use, outside storage, so the user was issued an enforcement notice and told to fife for 11.0-411 or discontinue the use. The site is a paved lot that is fenced and storage Is the only activity -taking place on the lot; there are no structures on the property. Other uses of the Asher frontage .are single family, mobile home park, a church and an Optimist Club facility. Also, several of the lots are undeveloped and there are some vacant buildings. Jan-uary 2, 1990, Along this segment of Asher, the land use pattern is very mixed with a combination of "C-3." and "C=4" commercial uses. Directly to the east there la'a used car lot, and there are other.uses whieh have outside display and/o.r storage. Because of the existing development and a "C-4" tract across Asher Avenue, staff feels the proposed ciassification is compatible with the area and supports the request. The 11C-4" rezoning conforms to the Boyle Park Land Use Pian which identifies the site for "service commercial" uses.
