REQUEST
The developers of Hinson Corners wish to revise the existing
PCD on their project. The proposed changes consist of the
substitution of the commercial building for two office
buildings.
The revised project data for Phase II and II:
Building No. 2 13,000 SF +/-
Building No. 3 12,250 SF +/-
Parking 99 spaces
Estimated completion dates for Phase II and III, in the Lot
2 area, are Fall of 1991 and Spring of 1992 respectively.
The revised project data for Phase I, II, and III
Total Building Area 33,000 SF +/-
Parking 135 spaces
Land Area 3 acres +/-

A. PROPOSAL/REQUEST:
File No. Z -4591-A
This application involves a request to modify the
existing Hinson Corners PCD site plan. The proposal is
that the existing commercial building on the approved
plan be modified to a plan which will allow two office
buildings. These two buildings will be placed on Lot 2.
Access to those offices will be by the way of an
internal access drive from Hinson Road through Lot 1 and
from Hinson Loop Road.
B. EXISTING CONDITIONS:
The property currently consists one building under
construction on Lot 1. Lot 2 is a rolling terrain with
no improvements. The roadways are in place which will
provide the principal means of access to the various
buildings.
C. ENGINEERING COMMENTS:
Excavation and Detention Ordinances may apply.
D. ISSUESfLEGALITECHNICIAN/DESIGN:
1. Show wood fence on east property line adjacent to R-
2 zoning.
2. Increase size of the internal landscape islands to
meet ordinance requirements.
3. Show location of the detention on the site plan.
E. ANALYSIS:
The Planning Staff find little of consequence to comment
in connection with this revised PCD. It is well
designed and drafted.
F. STAFF RECOMMENDATION:
Staff recommends approval of the revised PCD subject to
minor modifications.

SUBDIVISION COMMITTEE COWENTS: (March 14, 1991)
Mr. Robert Brown was present representing the PCD. Mr.
Brown described the site plan and various elements of the
proposal. He questioned the appropriateness of placing a
wood fence on the site plan if he asked for the waiver. In
a brief discussion with the Staff, it was pointed out that
ordinance requirements were for a wood privacy fence unless
waived by the Board of Directors.
PLANNING COMMISSION ACTION
(March 26, 1991)
There were no objectors in attendance The application was
represented. After a brief discussion, the Commission
determined it appropriate to place this item on the consent
agenda for approval. A motion was made to that effect and
passed by a vote of 7 ayes, 0 nays, 3 absent, and 1
abstention.
