HomeMy WebLinkAboutCover Letter1 091422Pettaway Apartments and Retail (A) 501 E. 215t is currently zoned as C3 and has for many years accommodated several businesses such as a coffee shop, hair salon, office, daycare etc. We are seeking approval for the construction of 2 buildings each similarly constructed. Each of the buildings will be 3 stories tall. In total there will be 13 apartments and as many as 5 retail spaces. 9 of the 13 apartments will be 1 bedroom with one of them located on the first story for accessibility and accommodating to ADA standards. 4 of the apartments will be 2 bedroom 1.5 bath. The number of retail spaces we currently have numbered at 5 is a loose number that could be as few as 2 but not more than 5 and the square footage dedicated to retail space will not change much if at all after our initial proposal. Construction of the structures will be stick built with an all brick fagade. Both structures will likely be connected by a roof only to accommodate the covering of the stair cases serving the 8 upstairs one bedroom apartments. (B) The lot is zoned C3 which I think allows for R5 use allowing the level of density I am proposing in addition to the small retail spaces that C3 allows for. I would need a variance from the front and back to allow for constructing the buildings at the north lot line and the parking lot on the south lot line. (C) See attached exhibits
