NAME:

LOCATION: Towne Oak Drive between
Rodney Parham Road and

(724 Towne Oak Drive)
OWNER/APPLICANT: Barnes, Quinn, Flake and
Anderson, Inc./Ramsay Ball
PROPOSAL:
To construct a building 50' x 100' to house a retail
business which rents household items such as lawn mowers and
garden equipment. Outside display of rental items is
proposed.
ORDINANCE DESIGN STANDARDS:
1. Site Location
The site is an appropriate location for this type of
commercial use. Similar uses as well as other
commercial activity abut in this commercial
subdivision.
2. Compatibil i tv with Neighborhood
There are no compatibility issues given a site in the
interior of a commercial subdivision.
3. On -Site Drives and Parki
This seems to be the only issue on this proposal with
resolution being simple layout change. The number of
spaces are adequate.
4. Screeninq and Buffers
None are required; however, landscaping will be dealt
with at the time of the building permit. The applicant
should indicate on this plan those areas in which he
will propose landscaping identifying not only location
but approximate area of cover.

5. Analvsis
There are no serious deficiencies in this plan, but
attention must be given to the location and percentage
of open space devoted to permanent display. Parking
stalls cannot be utilized for this purpose. The
current proposed 18 parking spaces are barely enough to
meet the 17 car requirement. In the redesign of the
parking and drive area, care should be taken to assure
maintenance of this 17 space requirement.
