To recombine the lots for purposes of creating two lots
fronting on Capitol Avenue and construct one new duplex.
The plan would add a new drive to the existing house on the
ccrner and provide three off-street parking spaces for cars
entering from the alley on the west.

The site chosen is excellent in that duplexes exist
nearby in several directions. Immediately across the
street to the north are two duplexes. The site has
good access and an alley with good access.
Compatibility with Neighborhood
The only question with compatibility would arise from
the Neighborhood Committee for the Woodruff School
neighborhood Community Development Block Grant.
On -Site Drives and Parki
There are proposed four new on-site parking stalls as
part of this request. Even though the duplex lot is
all that is to be committed to the "CUP."
Screening and Buffers
These are not issues for a duplex request.

This is a simple request with no issues attached of
significance. The depth of the parking and the width
of the alley paving are the only points to resolve.
The owner apparently has agreed to remove the
encroaching carport.

Utility Comment

Engineer Comment
Clarify the proposal for alley improvements for serving
the new three car parking.
6. Staff Recommendation
Approval, subject to resolving the alley paving issue,
removing the carport across the common lot line with
the lot on the east and provision of an 8' minimum side
yard on the alley side of the duplex.
SUBDIVISION COMMITTEE COMMENT:
The applicant was present and stated that he was willing to
provide the necessary alley improvements. He further stated
he accepted the staff recommendations on the side yard and

carport.
PLANNING COMMISSION ACTION:
The applicant was present. There were no objectors. The
Commission voted 9 ayes, 0 noes, 2 absent to approve this
application as recommended by staff and reviewed by the
Subdivision Committee.
