Christopher Barrier Location: Peckerwood Road Request: Rezone from "R-2" to "AF" Purpose: Tennis Center Size: 3.1 acres + Existing Use: Vacant SURROUNDING LAND USE AND ZONING: North - Multifamily, Zoned "MF -12" South - Vacant and Single Family, Zoned "R-2" East - Tennis Center, Zoned "AF" West - Single Family, Zoned "R-2" STAFF ANALYSIS The issue before the Plannning Commission is to rezone a three acre tract to "AF" to allow for the expansion of the existing Tennis Center located on the "AF" site to the east. (Several variance requests have also been filed in conjunction with this development proposal). The "AF" district permits uses that are "governmental or private recreational uses limited to golf courses, tennis courts, swimming pools, playground, day camps and passive recreational open space. In addition to the existing Tennis Center, other uses in the area include single family to the south and west, with a large multifamily project to the north. Across Sam Peck Road to the east there is a YMCA branch facility which is a similar use. Staff feels that the rezoning is appropriate for the location and supports the request. Engineering reports that right-of-way and street improvements will be required on Peckerwood Road with issuance of any building permit. This is in line with past Planning Commission requirements that any future construction would implement the street improvements along Peckerwood Road. The previous rezoning request on the site, Z-4437, was withdrawn from consideration at the request of the owner. July 22, 1986 Item No. 3 - Continued STAFF RECOMMENDATION Staff recommends approval of the "AF" request as filed. PLANNING COMMISSION ACTION: (7-22-86) There were no objectors in attendance.
