AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
RESIDENTIAL DISTRICT TITLED RESERVOIR
HEIGHTS REVISED LONG -FORM PD -R (Z- 2393 -D),
LOCATED ON RESERVOIR HEIGHTS DRIVE, LITTLE
ROCK, ARKANSAS, AMENDING THE OFFICIAL
ZONING MAP OF THE CITY OF LITTLE ROCK; AND
FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE
ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property be
changed from PD -R to Revised PD -R:
Part of Lot 5 and Lot 6, R.D. Duncan's Addition, Little Rock, Pulaski
County, Arkansas more particularly described as:
Starting at the Northwest Corner of said Lot 5, R.D. Duncan's
Addition; Thence S02'32'1 I "W along the west line of said Lot 5,
377.33 feet to the Point of Beginning; Thence S88 °32'34 "E, 206.60
feet; Thence N20 °04'26 "E, 41.87 Feet; Thence NO2 °55'26 "E, 113.61
feet; Thence Northeasterly along the Arc of a 214.26 feet Radius
Curve to the Left, a Chord Bearing and Distance of N62' 15' 14 "E,
39.32 Feet; Thence N57 °26'06 "E, 3.88 feet; Thence Northeasterly
along the Arc of a 115.21 feet Radius Curve to the Right, a Chord
Bearing and Distance of N75 °20'06 "E, 70.42 feet; Thence
S86 °58'24 "E, 52.23 feet; Thence Southeasterly along the Arc of a
62.20 feet Radius Curve to the Right, a Chord Bearing and Distance
of S42 °13'24 "E, 87.98 feet; Thence S03 °03'06 "W, 11.83 feet; Thence
N86 °56'44 "W, 60.00 feet; Thence S03 °03'06 "W, 106.66 feet; Thence
S86 °56'44 "E, 60.00 feet; Thence S02 °10'02 "W, 10.82 feet; Thence
S03 °12'56 "W, 58.80 feet; Thence S48 °12'56 "W, 62.51 feet; Thence
N86 °47'04 "W, 74.40 feet; Thence S86 °27'56 "W, 19.70 feet; Thence
S02 °20'06 "W, 142.89 feet to the Southeast Corner of said Lot 5, R.D.
Duncan's Addition; Thence N87 °10'04 "W along the South line of
said Lot 5, 298.63 feet to the Southwest Corner thereof, Thence
NO2 °32' 11 "E along the West line of said Lot 5, 236.93 feet to the
Point of Beginning, containing 2.72 acres more or less.
SECTION 2. That the approval of the Reservoir Heights Revised Long -form PD-
R (Z- 2393 -D), located on Reservoir Heights Drive is subject to compliance with the
following additional conditions:
• That the preliminary site development plan/plat be approved as submitted,
including all staff comments and conditions as outlined in the Planning
Commission Agenda Staff Report.
SECTION 3. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 4. That the change in zoning classification contemplated for
Reservoir Heights Revised Long -form PD -R (Z- 2393 -D), located on Reservoir Heights
Drive is conditioned upon obtaining a final plan approval within the time specified by
Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 6. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 7. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
