traffic, the large cut into the hill-
side and the size of the devel-
opment -- 300,000 square feet

ation plan, a developer may cut
into a hill or ridge up to 30 feet
without the approval of city staff,
Schickel's development, which
calls for a 50- to 55 -foot cut,
gained the Planning Commis-
sion's approval, making it in
compliance with the land alter-
ation plan.
Craig Williams, president of
the Pleasant Forest Property
Owners Association, said the
"extreme destruction of land-
scape" wasn't worth the cost.
"It will change our neighbor-
hood," Williams said. "And we
may not even be able to [afford
to] shop there."
The grading of the ridge
would create 500,000 cubic yards
of dirt, to be hauled away. in
;about 25,000 truck loads to ei-
ther North Little Rock or further
west on Cantrell, said project en-

on weekdays and 14,000 on

Much of the increase comes
on busy Cantrell Road, but an
additional 2,200 cars are antic-
ipated for Woodland Heights
Road, along with heightened traf-
fic on Pleasant Forest Road, Sier-
ra Forest Drive and Rodney
Parham Road.
Bill Henry, the city's trAffW

would be able to handle the in-
creased traffic.
Schickel's Pleasant'Ridge
Town Center follows the na-
tional trend of more open-air,
pedestrian -friendly shopping ar-
eas often called "lifestyle cen-
ters" that aim to recreate a "Main
Street" feel.
Pleasant Ridge Town. Center
likely will. compete with a sim-
ilar proposed venue: Midtowne
Little Rock, near Markham Street
andUniversity Avenue, which
has already announced Pottery
Barn and Williams -Sonoma as
tenants and is scheduled to open
