Good afternoon Jeremiah,
Please see attached letter confirming your application. Your application has been received and will be set to be heard at
the January 5, 2023, public hearing upon payment of the filing fee. You may pay by check or cash to the permit desk, or
through me, at the Planning & Development Department, 723 W Markham.
Thank you for the thorough amount of information in this application. It’s refreshing! I do need a bit of additional
information for the staff report:
Concerning exterior cladding, please provide more detail on the “solid or panelized exterior finish”? At the
commission level, this is too vague. Do you have a few products you are considering?
Equally, is the fiber cement siding of the gable section lap, flush, or drop, etc. and what might the width/reveal
be? Helps picture proportion better.
Could you also clarify the window configurations/materials and the design/material of the doors? I don’t want to
assume. Will the openings have any visible lintels/sills detailing?
Is there any way to lighten the front elevation to see the details a bit better? It’s tough to see the details of the front
digitally or in print.
Concerning proportion, I noticed in the isometric views and side elevations of the front gable section that the attempt to
provide an illusion of a sympathetically scaled façade is a bit distracted by the 5ft setbacks of the 1 st and 2nd story
“entrances”. The third story porches with the 12 ft setback do a great job of providing the illusion of a smaller mass. I
wonder if the cladding material and color of the gable section could be applied to the 1 st and 2nd floor entrances (front
and side) to further support the illusion, rather than having to set the entrances back further (see attached). The illusion
is likely achieved looking straight at the structure but not so much when walking down the sidewalk as most would
experience it. Just a thought.
Thanks,
Hannah Ratzlaff
