Markham Street Little Rock, AR 72201 RE: 13,108 Lawson Road PCD Mr. Moore, Please find attached the cover letter, application, filing fee and PCD for the above referenced project. The property contains 5.3 acres at the northwest corner of Lawson Road and Duvall Road. The developer wishes to construct four buildings that would provide office, warehouse and commercial storage at this location. The property is currently zoned R-2. The property to the east is zoned PCD. Building #1 will be occupied by Shields &Associates and used for office/warehouse space for their construction company. Buildings #2 thru #4 will be available for self -storage to the public. The property is served by Central Arkansas Water. Sewer is provided by an existing septic system that will serve restroom facilities in Building #1. With no kitchen or laundry facilities in the office the sewer discharge will be minimal. The developer will dedicate the right-of-way on Lawson Road when the first phase is constructed. The developer is requesting a deferral of Lawson Road street -improvements until Building #3 is constructed. Please place this item on the next available Planning Commission agenda.
