Staff Anal SIS: Z -4390-A Barry and Druann Baskin 4800 Crestwood Drive Lot 48, Cliffewood Addition R-2 Variances are requested from the building line provisions of Section 31-12 and the area regulations of Section 36-254 to permit construction of an addition with a reduced side yard and which is built across a platted building line. The interior layout of the existing house limits the location of the Proposed master bedroom suite to this end of the house. Single Family Single Family The R-2 zoned property located at 4800 Crestwood Drive is currently occupied by an older, two-story brick and frame, single-family residence. The owners of the home propose to expand the structure by adding a master bedroom suite onto the east side. The addition will be built across a platted 20 foot building line and will have a reduced side yard setback of 5.2 feet. The ordinance requires a side yard setback of 7.2 feet for this lot. Staff believes the variance request to be reasonable. Due to the interior layout of the existing home (plumbing, etc.) the applicant states that the proposed location is the best Place to construct the master bedroom suite. The minor variance from the ordinance required side yard setback should have no effect on adjacent properties. The addition June 29, 1998 em No. 1 (Cont. will maintain a setback of 20 feet from the curb of Spruce Street and should not create a sight -distance issue. The area where the addition is proposed is currently enclosed by a 6 foot tall privacy fence, a portion of which actually extends approximately 2 feet into the Spruce Street right- of-way. Should the Board approve the building line variance, the applicants will have to do a one -lot replat, reflecting the change in the building line. The applicants should review the filing procedure with the Circuit Clerk's office to determine if the replat requires a revised Bill of Assurance. C. Staff Recommendation: Staff recommends approval of the requested building line and side yard setback variances subject to compliance with the following conditions: 1. A one -lot replat reflecting the change in the building line as approved by the Board. 2• Any portion of the existing privacy fence which is in the public right-of-way must be removed.
