Dear -lad:
Pursuant to our conversation today, this letter is to
confirm that Czar Mart anticipates displaying one hundred
(100) cars maximum in the future. In the near future, thirty
(30) cars will the most that will be displayed. Four (4)
associates will be driving their personal cars to work. The
other associates will drive cars in inventory that will be
displayed during the day. The business hours will be from
9:00 a.m. to 6:00 p.m., seven days a week.
.The purpose of the PCD is to allow us to use as much of
our property as we can. rhe real estate is owned by Dynamic
Enterprises, Inc., which operates Car Mart of Little Flock.
1'he site plan, which you have, shows the outline of the
project and the improvements which are planned. Jhe accesses
are also shown.
At the last Planning Commission meeting the requirements
for notice, the list of property owners and the filing fee
were waived. if you have any questions, or need any further
information, please feel free to contact me. I will be in my
office later this afternoon, or the receptionist will know
how to contact me.
1 have left the site plan approved by the utility
representatives with Bob Brown. Attached is the letter from
Mr. Randy lson showing approval by Southwestern Hell. It
also shows landscaping. He is going to mail it to me after
the meeting, and 1 will have it redrawn to reflect the
changes. Mr. Marc Mathis will bring it to your subdivision
committee meeting next Thursday.

This letter is to inform you of the Planning Commission action
for the meeting held on April 7, 1992. The Planning Commission
determined since you had not completed the review and resolution
of the site plan for the subject property a withdrawal of this
issue was in order. The Planning Commission voted unanimously to
withdraw the matter from further consideration without prejudice.
In order for you to place this matter before the Planning
Commission for further consideration, you will need to refile the
application at your discretion.

After reviewing your plans for proposed office building
at 5900 South University Avenue, Southwestern Bell
Telephone Company has no objections, but will require a
three inch (3") P.V.C. conduit from your proposed
terminal location to our facilities located on the rear
lot line to provide service to the new offices.
