Site Location The Ranch - Conditional Use Permit (Z -4343-F) 8321 Ranch Boulevard Ranch Properties, Inc./Ed Willis, Agent The construction of a day care and child development center. Approximately 300 feet north of the intersection of Ranch Boulevard and Ranch Drive and past Pinnacle Valley Road on Highway 10. 2. COMRatibility with Neicrhborhood This is an area within the city where a lot of new construction is taking place. Several uses have been recently approved by the Commission. One being a junior and senior high school, which is located within close proximity of the proposed day care center. Staff feels that this use will be compatible with the neighborhood. 3. On -Site Drives and Parking On-site drives and parking will be provided per the ordinance standards. 4. Screening and Buffers All screening and buffers will be done according to the ordinance requirements. 5. Staff Recommendation Staff recommends approval of the Conditional Use Permit subject to the applicant meeting the requirements of engineering and the landscape ordinance.
