Boulevard and Ranch Drive and past Pinnacle Valley Road on
Highway 10.
2. COMRatibility with Neicrhborhood
This is an area within the city where a lot of new
construction is taking place. Several uses have been
recently approved by the Commission. One being a junior
and senior high school, which is located within close
proximity of the proposed day care center. Staff feels
that this use will be compatible with the neighborhood.
3. On -Site Drives and Parking
On-site drives and parking will be provided per the
ordinance standards.
4. Screening and Buffers
All screening and buffers will be done according to the
ordinance requirements.
5. City Engineer Comments
The applicant must revise the parking lot and driveway
layout to anticipate future street improvements on the
south side of the street.

6 years old. The hours of operation of the facility are
7:00 a.m. to 6:00 p.m., Monday thru Friday.
7. Staff Recommendation
Staff recommends approval of the Conditional Use Permit
subject to the applicant meeting the requirements of
engineering and the landscape ordinance.
