As you know, the Planning Commission has approved rezoning of the affected property to 0-2. A staff review was granted in lieu of a Subdivision Committee meeting in order for the Commission to consider the Site Plan on February 9. These two remote lots will supplement the existing patient/staff parking capacity of the Hospital. A chart of existing building floor space and parking spaces is attached for your information. The proposed lots will provide approximately 164 (10th Street) and 126 (11th Street) additional off- street spaces as illustrated. We are aware that the Phase IIIa building expansion will eliminate Lot B (36 spaces). Thus, 1877 total parking spaces will be available if the proposed lots are completed as illustrated (1625 +164 + 126 - 36 = 1877). The existing apartment building at the corner of 10th and Battery contains approximately 12,000 S. F. of floor space and will be maintained for resident staff members such as helicopter crew members and perhaps for other hospital staff uses. The multi -family residence facing Battery Street in that same block which presently douses helicopter crews is to be removed for parking. The remainder of the structures in that block will also be removed except for one single-family residence not owned by the Hospital. All of the existing residential and commercial structures will be removed for the proposed lot at 11th and Battery. Mr. Richard Wood January 13, 1993 Page 2 A small portable structure is required to house security guards at each of the Hospital's parking lots. Security is enhanced by chain link perimeter fencing approximately 6 feet in height with a single break for a parking lot entrance adjacent to the guard house. Wooden privacy fence 6 feet high will be substituted for chain link where the parking lots adjoin residential use. Please call if we may assist you in any way in this review.
