An Application for a Zoning Variance is being filed today in an effort to build an addition to the existing law offices at the above referenced address. Mr. Mike McQueen is the architect in charge of the new structure. His drawings are attached in order to explain the plans we are making to expand the building. There d presently a Zoning Ordinance in effect which requires a 45- setback on both sides of the existing property. The Applic,�i?i�on we are filing is for a variance from this requirement on the south property line. We would like to build an addition to this building up to the south property line on the West quadrant shown on the plan. According to the present Zoning Ordinance, the site where the present building is sitting, is so small that nothing can be built. The zoning is unrealistic for the size of the property. The lot is 75' x 100', and if there is a 45' setback on each side, a building of only 30' x 55' could be built. It is my understanding that the property is presently zoned for used car lots and trailer parks. However, the pattern of development in the immediate area is such that there are already buildings built up to the property line. Enclosed is a check for $51.00.
