From the area regulations of
Section 36-281(d) to permit
construction of a two-story
building addition with a reduced
rear yard setback.
Construction of a building addition
is vital to the needs of the
tenants of the existing building.
Design constraints limit the
placement of the addition to this
location.

The applicant proposes to construct a two-story, 1,050
square foot addition to the rear of this existing office
building. The resulting rear yard setback will be ten feet.
The ordinance requires a twenty-five foot setback.
Surrounding uses are almost exclusively offices and this
building has a rear yard arrangement with the side yard of a
building which fronts onto Shackleford Plaza. A drainage
way and driveway give a total separation of approximately
30 feet from the proposed new addition to the building on
the lot to the rear.
The applicant states that design constraints of the existing
structure's mechanical and electrical systems limit
placement of the addition to this location.
