Tyler OWNER/APPLICANT: PROPOSAL: Catholic Diocese of Little Rock/ Larry Jacimore To revise the previously approved site plan by reducing the approved 37,000 square foot multi -use facility to 21,500 square feet and adding a 5,500 square foot meeting/education building to an existing church building, on land that is zoned "R-2." 1. Site Location This site is located in a residential area. One small commercial use is located adjacent to the school property on the west. 2. Compatibility with the Neighborhood The recent conditional use approval on this site enhanced the compatibility of the church to the surrounding area by providing additional -paved parking. The current proposal can also be considered an improvement in that the height of the multi -use facility is to be reduced. 3. On -Site Drives and Parkin Access drives serve this site from Harrison, Tyler, "I" and "H" Streets. The applicant's proposal includes provisions for 122 paved parking spaces. 4. Screening and Buffers As approved on the original conditional use permit. 5. Analysis The staff supports this proposal. No adverse impact is expected to the surrounding area. Parking and landscape plans meet Ordinance requirements. *Note approval of this site plan in no way absolves the applicant of previous commitments. The Commission voted 11 ayes, 0 noes and 0 absent to approve the application as recommended by staff. July 12, 1933 SUBDIVISIONS Item _No. 17 - '-4046 NAME: LOCATION• OWNER/APPLICANT: PROPOSAL: Holy souls Conditional Use Permit 1003 N. Tyler Street Catholic Diocese of Little Rock/Larry Jackimore To remove a freestanding first grade classroom building and to construct an education building (17,020 square feet). The proposal also includes removal of: two houses at the southeast corner of the property which will allow the construction of a new parking area (63 spaces) on land that is zoned "R-2." 2. 3. 4. Site Location This site is located in a residential area. One small commercial use is located adjacent to the school property on the west. Com atibilit with Neighborhood The church/school is reasonably compatible with the neighborhood. This proposal will in all likelihood enhance the compatibility of the church to the surrounding neighborhood. On -Site Drives and Parkin Five existing drives serve as access to this site from Harrison, Tyler, "I," and "H" Streets. Sixty-three paved parking spaces and a gravel parking lot are currently being used. The applicant is proposing to create 63 paved parking spaces on the gravel parking lot with access to be taken from Harrison and "[i" Streets. Screening and Buffers The applicant has proposed landscaping north and south of also proposing proposed educational building. The applicant is proposing to retain existing trees adjacent to the proposed parking lot.
