PLANNING CONSIDERATIONS:
le This site is part of the Irish Springs Estates which
received preliminary plat approval by the Planning
Commission in December of 1983. This parcel, Tract
"D," was identified for multifamily development on the
plat. The location appears to be suitable for low
density residential use.

The site is heavily wood, and there is some slope to
it. There are no unique physical characteristics
featured on the property.
The Irish Springs Estates plat will provide the needed
right-of-way for County Line Road which is identified
as a principal arterial on the Master Street Plan.
There have been no adverse comments received from the
reviewing agencies at this writing.
There are no legal issues.
The property was annexed into the City in 1979 as
"R-2." The site is part of the large Alexander Sewer
Improvement District.

STAFF RECOMMENDATION:
Staff recommends approval of the request.
PLANNING COMMISSION ACTION:
The applicant was present. There were no objectors. The
Commission discussed the request briefly. A motion was made
to recommend approval of the application as filed. The
motion passed by a vote of 9 ayes, 0 noes and 2 absent.
