The site is heavily wood, and there is some slope to it. There are no unique physical characteristics featured on the property. The Irish Springs Estates plat will provide the needed right-of-way for County Line Road which is identified as a principal arterial on the Master Street Plan. There have been no adverse comments received from the reviewing agencies at this writing. There are no legal issues. The property was annexed into the City in 1979 as "R-2." The site is part of the large Alexander Sewer Improvement District.
