PLANNING CONSIDERATIONS:
1. The site is the location of a former car dealership
that has been out of business for over a year. The new
owner's proposal is to use the property and the
buildings for a car and motorcycle dealership. The
location is suitable for this type of use and is
compatible with the surrounding area. The property is
part of the I-30 frontage which has a number of uses
ranging from commercial to industrial.
2. The site is flat and developed with buildings and paved
parking areas. There are no unique physical
characteristics featured on the property.
3. There are no right-of-way requirements or Master Street
Plan issues.
4. There have been no adverse comments received from the
reviewing agencies at this writing.
5. There are no legal issues associated with the request.
6. This site was part of the large annexation that took
place in 1979. The property was annexed as 11R-2." This
tract is one of the few remaining parcels along the
I-30 Frontage Road that has not been rezoned to an
appropriate nonresidential classification.

7. The request is compatible with the Suburban Development
Plan which identifies the Frontage Road for strip
development with a mix of uses. An auto and motorcycle
dealership is appropriate for this type of development
pattern.
STAFF RECOMMENDATION:
Staff recommends approval of the application as filed.
PLANNING COMMISSION ACTION:
The applicant was present. The Commission held a brief
discussion. A motion was made to recommend approval of the
application as filed. The motion passed by a vote of
9 ayes, 0 noes and 2 absent.
