PLANNING CONSIDERATIONS:
1. No specific plans have been submitted for the property.
The request appears to be compatible with the
development trends in the surrounding area. To the
west, adjacent to I-30, there is a mixed development of
commercial and office uses on the north side of
Mabelvale West. There are some existing industrial
uses on the south side also to the west. Directly
across Mabelvale West there is a large vacant tract
zoned "I-2." Long range plans indicate a mixed
development pattern for the area with industrial uses
being predominant on both the north and south side of
Mabelvale West.
2. The site is relatively flat and wooded. There is a
body of water on the back portion of the property. The
only development is a single family unit fronting
Mabelvale West.
3, Mabelvale West is classified as a minor arterial
requiring an 80-foot right-of-way. The existing
right-of-way is deficient so additional dedication will
be required.

4. There have been no adverse comments received from the
reviewing agencies at this time.
5. There are no apparent legal issues associated with this
request.
6. The property i-n question was part of a large annexation
that took place in 1979. It was brought into the City
as "R-2." There is no documented neighborhood position
on the site.
7. The request is compatible with the Suburban Development
Plan which recognizes light industrial and warehousing
uses for the area. Staff views "I-2" zoning as being a
suitable reclassification for the location.
STAFF RECOMMENDATION:
The staff recommends approval of the request.
PLANNING COMMISSION ACTION:
The applicant requested a withdrawal of the request. A
motion to withdraw the application passed by a vote of
10 ayes, 0 noes and 1 absent.
